The type of assets sought by Otium include:
- Leisure parks (a mix of tenants normally anchored by a cinema)
- Town centre leisure blocks
- Parades of restaurants
- Single assets and portfolios of properties such as hotels, cinemas and gyms
Otium is building a diverse portfolio of individual property assets to reduce risk and promote liquidity. Locations will be across the UK including strong regional centres and within greater London. The majority of assets will be existing investments but where strong opportunities present themselves then forward-fundings will be considered. Sale and leasebacks will be considered as well depending on tenant financial and operational covenant.
Otium is designed to seek capital value appreciation and profits from active management whilst paying out a dividend. The strong net operating income produced by leisure compared to other property sectors will help drive dividend payments.
